What local amenities and transportation options are available nearby?
Within the building, you’ll find New Here Coffee, The Roxxy, The Stuffed Olive, and Double Tap. Several grocery stores, like Capitol Centre Market and Fresh Madison Market, as well as restaurants like Canes and Bassett Street Brunch Club, are within walking distance. For healthcare, University Health Services is nearby. oLiv Madison is within walking distance of University Square and UW-Madison. Additionally, multiple bus stops are located near the community.
What are the total costs, including rent, utilities, and fees?
Utilities typically range from $50 to $100, depending on usage. Renter’s insurance is required, and if you don’t provide your own, we offer liability insurance for $13.95 (note, this doesn’t cover personal items). Rent varies by unit and bed space

What are the lease terms, and are there any penalties for early termination?
The lease runs from August 21st to July 25th. If you need to terminate early, you must relet your space by finding someone to take over your lease and pay a $500 relet fee. If you cannot find a replacement, you’ll remain responsible for the lease.
What documents are required to sign a lease?
You’ll need to provide a form of ID, such as a social security number, passport number, VISA number, or driver’s license number. If you have a guarantor, they’ll need to provide the same information. For assistance, feel free to contact our front office by email or phone, or visit us in the lobby during office hours!
Do I need a guarantor or co-signer to qualify?
A guarantor or co-signer is not required. If you don’t have one, you can enroll in the LEAP program, which helps students without access to a guarantor or security deposit. For just $53 per installment, LEAP secures your space at ōLiv Madison without the need for an income/credit check, and allows you to add a guarantor later if needed.

Every unit has its own in-unit washer and dryer for laundry. Furnishings in Studio and Murphy units vary slightly.
What are the safety and security measures in place?
At ōLiv Madison, our first priority is the security of our residents. All entrances, garages, and elevators are electronically locked and require a key fob or electronic tag for access. We have surveillance cameras in hallways and amenities, along with an on-site security officer. Each unit features an electronic lock that can be accessed via passcode or app, and we offer an on-call service for emergencies when 911 may not be necessary.
Is there internet access?
Yes, all residents have access to Wi-Fi, and every unit includes an ethernet port in each bedroom. The average Wi-Fi speed is approximately 200 Mbps for both downloads and uploads.
What are the roommate policies, and is there assistance with matching?
ōLiv Madison offers free roommate matching services! If space is available, you can be matched with your preferred roommates. If you don’t have specific roommates in mind, we’ll match you with other tenants based on your preferences for noise, cleanliness, and more. Please note that co-ed matching is not presumed, so genders will be matched together.
